The Johns Practice is an innovative and progressive studio of Chartered Royal Institute of British Architects (R.I.B.A.) based in Newmarket, Suffolk. Four directors lead the practice together with an experienced management team.
The Practices’ primary service is architectural design, working within the following areas: feasibility schemes, planning and building regulation applications, tendering, working drawings and site construction overview and certification.
Operating mainly throughout East Anglia, London, the South–East and the Midlands, the Practice has occasionally taken on commissions in other parts of the UK and abroad. For over five decades the Practice, which was awarded ‘Local Business of the Year 2008’ has provided solutions in architecture and design, always based on the philosophy of quality which is applied to every aspect of the design and construction process.
The last 25 years has seen a steady growth in both financial terms and ability to take on large and complex projects of varying building types. Within the last 10 years, the Practice has acknowledged the essential part the built form has on the environment and has achieved licensed status to carry out EcoHomes and Code for Sustainable Homes assessments. It can also carry out Standard Assessment Procedure (SAP) and Energy Performance Certificates (EPC) calculations in-house, providing a holistic approach to procuring truly sustainable structures, ideally in a passive manner.

In 2008 The Johns Practice was awarded the ‘Employee Development’ Award and prides itself on ensuring all staff are in tune with the Practice’s ethos which has arisen from many years of working in the Housing with Care sector: -
Award winning designs
In the last ten years the practice has taken on commissions ranging in value from £100,000 to £20,000,000 and has won several design awards for its schemes. In 2008 it won the ‘Technical Innovation’ award for its office development for Kings Forest Housing.

Our Clients
Registered Social Landlords (RSL’s), the NHS and various charities within the care sector. Other sectors include Private Housing, Community, Commercial, Leisure, Education, Industrial and the local Equine industry. Over 70% of the Practice’s work is repeat business from satisfied clients carried out either within Partnering, Design and Build or Traditionally procured frameworks.

The Practice has a specialist internal team for procuring ‘Housing with Care’ i.e. Very Sheltered (Extra Care) Housing and Residential/Nursing accommodation. The Practice has extensive experience in complying with all Housing and Community Agency (HCA) compliances and other often affiliated standards i.e. Life Time Homes, Wheelchair Design Standards etc..
Taking on both new build schemes and works to existing buildings, the practice is currently working with many clients looking at ways to re-model schemes which are not meeting today’s standards.
With Housing Associations now looking to create revenue streams, the practice is now also working on more retail and commercial aspects of sites in order to help make the financial aspects more sustainable.
The practice also has a large portfolio of General Needs Housing.
